Roommate Release Form

ROOMMATE RELEASE

This agreement is hereby made between {Departing Roommate Name} (hereafter "the Roommate"), {Other Tenants' Names} (hereafter "Other Tenants"), and {Landlord Name} (hereafter "Landlord").

Whereas the aforementioned tenants all currently reside at {Full address of property} under a {year/month-to-month} lease to {Property Management Company/Landlord}, and the Roommate wishes to exit the lease prematurely, the following agreement has been reached:

The Roommate is hereby released from the remainder of the lease as of {date}. {He/she} will be held harmless, indemnified, and released from any property damages, complaints, violations, credits, alterations, fees, and penalties that occur after midnight on that date.

The Other Tenants agree to take on and divide among themselves the additional cost of the lease payments, which equals {amount}. The Roommate shall not be obligated to make further payments.

The Roommate hereby forfeits the {amount or percentage of amount} of the security deposit paid on {date}. The Roommate's contribution will be equally disbursed among the Other Tenants.

The Roommate agrees to be completely departed from the premises by {date} at {time}. This includes the removal of all personal property and the return of {keys, cards, parking tags, etc.}.
