In this rental agreement, {Landlord}, the landlord, agrees to rent {type of dwelling} located at {address} to {Tenant}, the tenant. This agreement is subject to certain conditions, discussed below. Both the landlord and the tenant are protected by certain legal measures determined by the state of {state}, which are attached to this document.

1. The Unit
   The unit is located at {location} and is {square footage}. It has been inspected and found in acceptable condition. The following problems have been documented and will not be the responsibility of the tenant. The tenant has a total of thirty days to locate any additional issues and bring them to the attention of the management.
2. The Lease Length
   The lease shall begin on {date} and will end on {date}. The option to renew the lease will be discussed one month prior to the lease's expiration. A raise in rent may apply.
3. Payment
   Payment must be received by {day} every month. The monthly rent will be {rent amount}. An additional monthly fee of {additional fee} will apply for {purpose of fee}. A deposit will be held by the landlord in the amount of {deposit}. This deposit is fully refundable within 30 days after the end of the lease.
