Co-Working Space Agreement

_______________________ (hereafter "Landlord") and _______________________ (hereafter "Tenant"), hereby agree to a contract regarding the workspace at ________________________ (hereafter "the Premises"):

The Tenant will rent {square footage or number of rooms} at the Premises, which can be used for no more than {number} work spaces. This agreement {does/does not} include utilities such as water, electricity, internet/phone, garbage, and recycling. This agreement {does/does not} include building amenities such as a mailbox, directory inclusion, parking space/pass, refreshments, and printing/copying.

The Tenant will pay {amount of money} per month on a {month-to-month/fixed-term} basis. At the end of the agreed-upon time, this contract will be {subject to renewal/terminated}. Payments made after the {date} of each month will incur a {$}-dollar late fee.

The Tenant will have access to the building on {days} from {time} to {time}. The building will not be available on {specific dates}. This agreement includes access to {shared kitchen, restrooms, lounges, conference rooms} along with the other tenants of the building, and which are available on a {first-come/sign-up/scheduled} basis.

The Tenant agrees to keep {rooms/rooms and shared space} tidy and to preserve the condition of furniture provided. The Tenant agrees not to obstruct traffic or access within the building and to keep noise to a reasonable level between the hours of {time} and {time}. The Tenant is limited to {number} people in the building at any one time. If the Tenant interferes with the space, productivity, or business of any other tenants or the Landlord, {he/she/they} is subject to {fee} for lost salary/revenue.

The Tenant must receive written permission from the landlord before modifying the Premises in any way, including {connecting equipment, changing fixtures, adding furniture, etc.}. The Tenant may not display any materials or advertisements within or outside of the building (apart from the rented rooms within the Premises).

The Tenant {may/may not} bring animals onto the Premises. The Tenant {may/may not} smoke while on the Premises.

The Tenant shall indemnify and hold harmless the Owner for any disruption of service, loss of income, interruption, expense, delay, error, damage, lost or stolen items, or injury that occurs on the Premises.
